Housing snapshot: Home sales and rentals across Israel in January 2026

Home prices in Israel saw a modest rebound in October and November, rising by 0.7% after eight months of declines. Over the past year, prices have remained nearly flat, with only a 0.1% increase, signaling a cooling market compared to the sharp growth seen earlier. Regional differences were notable, with Jerusalem and the north experiencing the highest annual price increases, while Tel Aviv and the central district saw declines.

Sales activity picked up in November, with a 3% year-on-year rise in total apartment sales and a significant jump compared to the previous month, likely due to seasonal factors. New apartment sales, including government-subsidized units, also increased, while contractor sales over the year dropped sharply. Investor activity remained steady, with a slight increase in purchases.

Recent transactions highlight a wide range of prices and property types across cities such as Tel Aviv, Jerusalem, Beit Shemesh, and Haifa. Rental listings show continued demand, with prices varying by location and apartment size, from luxury units in Haifa to garden apartments in Jerusalem.
